Singapore’s HDB resale scene has just hit a new high.
A rare 5-room loft unit at SkyTerrace @ Dawson (Block 92 Dawson Rd) was sold for an eye-popping S$1,658,888, setting a new record as the most expensive HDB flat ever sold.
It’s not just a headline—it’s a reflection of what today’s buyers are willing to pay for volume, design, and location.
This is no ordinary HDB flat. The premium was driven by a unique combination of factors:
Mid-floor, 5-room loft layout — a rare configuration within HDB developments
Spacious 1,313 sqft unit with double-height ceilings and split-level design
Located just minutes from Queenstown MRT, with schools, eateries, and parks nearby
Nearly 90 years left on the lease (from 2016)
Sold at $1,263 psf, cementing its place in history
This isn’t just a flat — it’s a luxury lifestyle upgrade within the HDB framework.
The seller originally purchased the unit during the 2009 BTO launch for around $532,000.
Fast forward to 2025, and that same unit fetched $1.659M.
That’s over $1.1M in capital gains — excluding stamp duties and agent fees.
The takeaway?
Standout BTOs in prime areas can outperform even private condos in appreciation, given enough time and the right conditions.
Buyers are increasingly drawn to flats that tick the following boxes:
Rarity – Loft units are extremely limited in Singapore
Prime location – Close to MRTs and key amenities
