Kingsford Development has made its first entry into Lentor Hills, clinching the Lentor Gardens site at $920 psf ppr. The site is expected to yield around 500 units, offering future residents convenient access to Lentor MRT, greenery, and a peaceful yet connected neighbourhood.

Fewer Bids, But Long-Term Appeal Remains

Although the Lentor Gardens GLS site attracted only two bids—fewer than other recent GLS sites like Bayshore—industry analysts believe this is due to developers pacing themselves ahead of bigger upcoming plots such as Chong Pang (Chengcharu) and Hougang.

That said, Lentor continues to attract buyers due to:

  • MRT accessibility and tranquil surroundings

  • A growing reputation as a livable, family-friendly city-fringe enclave

  • Lentor Modern, the area's first integrated development, launched in September 2022 and was a runaway success—selling 100% of its 605 units. Its integrated retail and MRT link made it a game-changer.

  • Lentor Hills Residences, launched in July 2023, also saw near-total absorption—99.5% of its 598 units were snapped up by buyers drawn to its green surroundings and reputable developers.

  • Hillock Green, which launched in November 2023, managed to sell 88.2% of its 474 units, despite a slightly more competitive landscape.

These three projects enjoyed first-mover momentum, good pricing strategies, and strong positioning near transport and greenery.

Lentor Hills Launch Overview – Part 2

Even as more supply entered the precinct, buyer interest stayed strong:

  • Lentoria, launched in March 2024, sold over 72% of its 267 units. This is considered a respectable figure amid cooling sentiment and tighter financing conditions.

  • Lentor Mansion, set to launch in March 2025, has already achieved 94.6% sales through previews and early bookings, showing buyers are still willing to invest in well-located, well-designed projects.

  • Lentor Central Residences, also launching in March 2025, is even stronger—95.6% sold before its official launch weekend, according to transaction data.

The upcoming Lentor Gardens, acquired by Kingsford, will be the latest addition, with an expected launch later in 2025. With only around 135 units left unsold across previous projects, this development is likely to gain attention—especially with a more competitive entry price point.
