Here’s how past ECs have performed:

Launched in 2017 at $841 psf
2025 resale average: $1,769 psf → 110% increase in 8 years
Twin Fountains (Woodlands)
Bought in 2021 at $1,000 psf
2025 prices: $1,344 psf → 30% growth in a few years
Even later-stage buyers saw healthy appreciation. ECs remain a solid long-term asset for many.
In areas like Woodlands:
Norwood Grand (private condo, 2024 launch): $2,067 psf
EC resale in same area: $1,344 psf
That’s a 53.8% difference
New infrastructure like MRT lines and the RTS Link to Johor Bahru is pushing up prices—making ECs a value pick in emerging hotspots.

For a 30-year-old earning $16K/month, loan eligibility is around $1 million—enough to finance an EC, but private condos may be out of reach due to MSR/TDSR loan limits.
